What is happening with the Real Estate Market Today? Below numbers are shown for Truckee & Tahoe Donner and other areas broken down by neighborhood.
In today’s overall Truckee market, 116 foreclosures/short sales and 108 sold homes in the last 60 days. 251 price reductions in the last two weeks and 49 new listings in the last 7 days. Inventory levels have gone up substantially with 1067 active single family homes listed in our MLS. Absorption rates have increased to 21% verses 11% in 2010. We have seen the number of sales increase to 22% from 2010 year to date sales with the median sales price declining 13%.

The real estate numbers below represent single family home sales in Truckee (including Donner Lake, Glenshire, Lahontan, Martis Camp, Old Greenwood, Gray’s Crossing, Sierra Meadows, and Prosser) and Tahoe Donner for 2011 year to date (Jan. 1-Sept. 6).

Truckee Real Estate Ski Resort 2nd Quarter Stats 2011

The following graphs shows some of the Truckee and Lake Tahoe real estate stats in the ski resort areas. The numbers are for the 2nd quarter (April 1-June 30) for the years 2005-2011. The numbers represent single family home sales in Alpine Meadows, Squaw Valley, and Northstar.
The first graph shows the average price/square foot for home sales in each area. The second graph shows the number of homes sold for the first quarter in each area.

These graphs show some of the market numbers for Tahoe Donner for the past 6 years. Both graphs represent sales for single family homes in the 2nd quarter (April 1-June 30). The first graph shows the average price/square foot for homes sold and the second graph shows the number of homes sold.

What is happening with the Real Estate Market Today? Below numbers are shown for the National Real Estate Market, our entire MLS, and just Truckee & Tahoe Donner.
Nationwide
Nationwide, great selection, discounted prices, and low interest rates are attracting buyers in large numbers. The problem is on the supply-side. There is a tremendous backlog of distressed properties that will take years to be absorbed by buyers. April marked the first time in 8 months that average home prices increased in our country’s 20 largest metro areas. Average home prices have lost over 32% of their value since their peak in June/July of 2006, bringing values back to 2003 levels.
Truckee & Lake Tahoe
The National Real Estate Market is a combination of thousands of local markets. Here is what is happening in our local area:
In the Lake Tahoe and Truckee areas the statistics for the first half of 2011 are mixed. Inventory levels have gone up a bit with 988 active single family homes listed in our MLS. The number of sales increased by 6% to 396 home sales in 2011 year to date. The average and median home sale price declined by 14% and 9% to $554,573 and $430,000 respectively. Total sales volume dropped by 8% to $219,611,029. On a positive note, 122 single family homes are currently in escrow which is a great way to start the 3rd quarter!

Tahoe Donner Market Update

10 Tahoe Donner homes have sold so far this month (June 1-21, 2011). This makes a total of 76 single family home sales in Tahoe Donner for 2011. This is number is about the same as last year’s number of home sales for the same dates (80 homes sold in Tahoe Donner during 1/1/10-6/21/10). 2 of the sold homes last month were REOs and 1 was a short sale. The rest were standard sales. The average days on market was 120 days. The average sold price was $529,368 and the median was $433,944.
The inventory in Tahoe Donner is increasing! There are currently 154 active single family homes listed in Tahoe Donner. 23 of these are short sales and 4 are REOs. 34 Tahoe Donner homes are in escrow. The absorption rate is currently 22% and there is about 4 1/2 months supply of inventory remaining (6 months is considered a “normal” market).
