Truckee Real Estate Market Update

For the week of August 3-10, 2008, there was not much activity in the Truckee area. Only 1 house in Sierra Meadows sold this week for $425,000. There are currently 278 active single family listings and 114 condos for the whole Truckee area (not including Tahoe Donner). 20 homes are currently under contract which puts Truckee at an absorption rate of about 7%. This means that 93% of homes that are currently listed in Truckee are failing to sell. There is about 13 months of inventory for the Truckee area. Of the 278 homes listed, 47 are under $500K, 88 are in the $500K-$900K range, 42 are in the $900K-$1.2 mil. range, 42 are listed in the $1.2-$1.8 mil. range, and 70 are listed for over $1.8 million. It continues to be a buyers market (duh) and there are still lots of great deals out there!
Tahoe Donner Real Estate Market Update

The market in Tahoe Donner continues to be quite active. 3 homes and 1 condo went into escrow this week. There is a total of 22 homes that are pending in Tahoe Donner right now. 3 homes were posted as sold this week. The lowest in price sold for $645,000 and the highest in price sold for $862,500. The average days on market was 85 days. The average list to sales price was 92%. There are still 178 single family homes listed in Tahoe Donner which is the highest number we have seen so far this year. 40 condos are listed for sale in Tahoe Donner. We have just over 8 months of inventory in Tahoe Donner and an absorption rate of about 12%. With all of the homes to chose from, some of the best deals in town can be found in Tahoe Donner!
Tahoe Donner Weekly Market Update

Properties still seem to be moving in Tahoe Donner. The homes that are priced well are not lasting on the market too long. There are currently 172 active single family homes in Tahoe Donner. 8 new listings came on the market this week. 6 homes went pending this week and 23 homes are currently under contract. 4 homes sold this past week with the lowest priced at $425,000 and the highest priced at $1,133,750. The average days on market for these sold homes was 135 and the average list to sales price was 89%. The absorption rate for homes in Tahoe Donner is 13% and there is currently about 7 1/2 months of inventory.

Truckee Mid Year Stats for 2008

These are some graphs showing the number of units sold in the Sierra Nevada Region. The charts include sales stats for Incline Village, Tahoe City, Truckee, South Lake Tahoe, Reno/Sparks, Carson Valley, and the East Shore of Tahoe.
