Tahoe Donner Weekly Update

6 new homes came on the market in Tahoe Donner last week. The inventory is going up a little and there are now 84 single family homes listed. 2 homes sold in Tahoe Donner last week - 1 for $505K, and 1 for $724,900. The average original list to sales price was 98% (1 home sold for its asking price) and the average days on market was just 22 days! There have now been 23 homes that have sold in Tahoe Donner year to date. 4 homes went into escrow last week – 3 were in the $500K range and 1 was listed for $1,895,000. There are now 19 Tahoe Donner homes under contract. The absorption rate in Tahoe Donner is currently around 23% and there is about 4.4 months of inventory remaining. Truckee Real Estate Market Update

The following chart shows some of the sales activity for the Truckee area this past week (February 28 – March 6, 2010). The information was taken from the Tahoe Sierra Board of Realtors.

The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

Tahoe/Truckee February 2010 Sold Propertes

The following graph shows some of the sold properties in and around Truckee and Tahoe for February 2010. The graph represents single family home sales only and breaks down the sold properties by area. There is now a total of 107 single family homes in our MLS that have sold in 2010. The majority of home sales was in Tahoe Donner with a total of 11 sold homes. The most expensive home sold in Northstar, and the least expensive home sold at Donner Lake.

Martis Camp

There are lots of exciting things happening at Martis Camp! One of the most impressive new additions at Martis Camp is the new ski lift that goes directly to Northstar. Homeowners at Martis Camp don’t even have to drive to resort! There have now been 21 homes that have sold in Tahoe Donner this year. 5 homes went pending last week – 1 was listed for $299K, 2 were in the $400K range, 1 in the $600K range and 1 in the $800K range. There are now 18 Tahoe Donner homes under contract. 6 new homes came on the market last week. There are now 80 single family homes listed in Tahoe Donner. The absorption rate in Tahoe Donner is currently around 23% and there is about 4.4 months of inventory remaining.
