These charts break down the active listings and sold listings for single family homes in Tahoe Donner for the month of February 2009. The first chart shows the price banding for active homes in Tahoe Donner (130 total). The second chart shows the sold properties in Tahoe Donner by price band (12 total homes sold). Last month we saw most of the activity in the $500k and under price range. This month there is a bit more activity in the $700k – $1 million price range. 3 homes went pending in Tahoe Donner this week. 1 was listed for $359K, 1 for $755,500, and the other for $1,350,000. There are now currently 21 Tahoe Donner Homes that are under contract. 3 homes sold this past week in Tahoe Donner (February 15-21, 2009). The average days on market for these properties was 145 days and the original list to sales price was 81%. 3 new homes came on the market this week. There are now a total of 135 single family homes listed in Tahoe Donner. The absorption rate is currently around 16% (up from 15% last week) and there is approximately 6 months of inventory remaining. Here are a couple charts showing the sales activity & active listings in Tahoe Donner for the month of January 2009. The first one shows sold single family homes in Tahoe Donner (9 homes total). As you can see from the graph, the most activity is in the $600K and under price range. The second graph breaks down the current active single family homes (125) by price band. This chart shows the large number of homes listed in the $850K-$1.5 million range.

The following charts show some sales statistics for homes sold in Tahoe Donner over the past 4 years. The first graph compares quarterly sales for 2004-2008. It shows some of the busier times for home sales and compares the number of homes sold from year to year. The next graph shows the single family homes sold in Tahoe Donner for the year 2008 by price band. The most amount of homes sold were in the $600K range. The third chart shows the median and average home sales price for homes in Tahoe Donner for the years 2004-2008. The last graph shows the total number of single family home sales for Tahoe Donner over the past four years. The numbers in all the charts show numbers moving up for the year 2008. Homes are selling in Tahoe Donner! 4 homes & 1 condo went under contract this week. All were listed in the $300-$700 range. 1 home sold in Tahoe Donner this past week. It was on the market for about 7 months and was sold as a short sale. It was listed for $299K and sold for $353K. 1 new condo came on the market in Tahoe Donner this week. There are currently 128 active single family homes and 26 active condos listed in Tahoe Donner. The number of homes listed is lower than it has been in quite awhile (it has been right around 140-160 for the past 9 months or so). There is now a total of 12 homes under contract. The absorption rate in Tahoe Donner is around 9% (one of the highest numbers we’ve seen in awhile) and there is about 10 1/2 months of inventory remaining.
