This chart shows Truckee real estate sales stats for this past week.  We have seen quite a bit of influx in the inventory this past week with many new homes coming on the market. The information is for sales that took place during the week of March 29, 2009 – April 4, 2009 and was taken from our local MLS.

royal-gorge.jpg  5 homes sold in Tahoe Donner during the week of March 8-14, 2009. 4 of these sold homes were in the $755K and under price range. 1 sold for $1,250,000. The average days on market was 220 days and the average original list to sales price was 86%. 4 homes and 1 condo went pending this past week. There are now a total of 15 single family homes in Tahoe Donner that are under contract. 10 new homes and 2 new condo listings came on the market this past week. There are now a total of 134 active single family listings in Tahoe Donner. td-cross-country.jpg  3 homes went pending in Tahoe Donner this week. 1 was listed for $359K, 1 for $755,500, and the other for $1,350,000. There are now currently 21 Tahoe Donner Homes that are under contract. 3 homes sold this past week in Tahoe Donner (February 15-21, 2009). The average days on market for these properties was 145 days and the original list to sales price was 81%. 3 new homes came on the market this week. There are now a total of 135 single family homes listed in Tahoe Donner. donner-lake-from-ski-tahoe-north-rental.jpg Home sales in Tahoe Donner have remained fairly consistent. 5 homes and 1 condo went pending this past week. 3 homes were in the $300K-$600K range, 1 in the $800K range, and 1 that was listed at $1,695,000.  There are now 23 Tahoe Donner homes that are under contract. 1 home sold this week. It was originally listed for $1,159,900, on the market for 157 days and sold for $925K. The home was sold for 80% of its original price at $274.32/sq. ft. 10 new homes and 1 new condo came on the market this week. There are now a total of 129 active single famliy homes in Tahoe Donner and 26 active condos. The absorption rate in Tahoe Donner is currently around 18% and there is about 5 1/2 months of inventory remaining. There are now a total of 21 homes in Tahoe Donner that are under contract. 3 homes sold this past week. All were under $600K, the average list to sales price was 85%, and the average days on market was 93 days. One was a short sale, one was bank owned, and all 3 were purchased with all cash. 4 new homes came on the market this past week in Tahoe Donner and there are now a total of 121 single family homes listed (the smallest number of homes listed in Tahoe Donner for quite some time).
