Although Truckee has not been hit too hard with short sales and REOs (compared to other markets), we are starting to see more sales for short sales and REOs. The following graphs compare real estate sales for single family homes that were short sales compared to REOs and standard sales. All graphs represent single family homes in Donner Lake, Lahontan, Martis Camp, Truckee and Tahoe Donner. The numbers in white represent the number of home sales each month for each category.
The first graph shows the average original list to sales price for single family home sales for short sales, REOs, and standard sales. The second graph shows the average days on market for home sales for the same 3 categories – short sales, REOs and standard sales.

Truckee Short Sales & REOs
As with most real estate markets, the Truckee real estate market has seen a growing number in short sales and REOs over the past few years. But how many of the homes that are selling are short sales or REOs and how many are standard?
The following graphs represent single family home sales in the first quarter for the entire Truckee area (Truckee, Tahoe Donner, Donner Lake, Lahontan, and Martis Camp). The first graph shows numbers in 2010 – 57% of home sales were standard sales, 21% were short sales, and 22% were REOs. The second graphs shows numbers for 2011 (1/1/11-12/9/11) – 57% were standard, 21% were short sales, and 22% were REOs. (These percentages are the exact same in 2010 as in 2011). The last graph shows the percentages of single family homes currently on the market – 85% are standard, 9% are short sales, and 6% are REOs.

Alpine Meadows, Squaw Valley and Northstar Real Estate Update
The following graphs shows some of the Truckee and Lake Tahoe real estate stats in the ski resort areas. The numbers are for the 3rd quarter (July 1-September 30) for the years 2005-2011. The numbers represent single family home sales in Alpine Meadows, Squaw Valley, and Northstar.
The first graph shows the average price/square foot for home sales in each area. The second graph shows the number of homes sold for the first quarter in each area.

Below is a breakdown of the Northstar Real Estate market for Jan.1st to Aug. 31st 2011.
NORTHSTAR HOMES
18 single family homes sold consisting of 3 REOs, 1 short sale and 14 standard status closings. An average of 159 days on the market. With an average sold price of $930,514.There are 5 homes currently in escrow and 34 active homes listed on the MLS. The absorption rate is 15%.
BIG SPRINGS (NORTHSTAR HOMES)
3 Big Springs homes have sold, all standard status closings. An average of 159 days on the market. With an average sold price of $2,101,666. 2 homes are currently in escrow with 9 active homes listed. The absorption rate is 22%.
NORTHSTAR CONDOS
23 Northstar condos have sold. 16 of these were in the Village at Northstar, of the 16, there were 3 REOs and 3 short sales. The average days on market were 169 days. The average sold price was $591,152. There are currently 8 condos under contract and 55 active condos listed… The absorption rate is around 15%.
NORTHSTAR HIGHLANDS
There have been no sales at the Highlands in 2011. 13 properties are currently in escrow and there are 9 properties listed. The current absorption rate is around 144%!

What is happening with the Real Estate Market Today? Below numbers are shown for Truckee & Tahoe Donner and other areas broken down by neighborhood.
In today’s overall Truckee market, 116 foreclosures/short sales and 108 sold homes in the last 60 days. 251 price reductions in the last two weeks and 49 new listings in the last 7 days. Inventory levels have gone up substantially with 1067 active single family homes listed in our MLS. Absorption rates have increased to 21% verses 11% in 2010. We have seen the number of sales increase to 22% from 2010 year to date sales with the median sales price declining 13%.
This graph shows how real estate numbers in 2011 compare with real estate numbers from last year. The real estate numbers below represent single family home sales in Truckee (including Donner Lake, Glenshire, Lahontan, Martis Camp, Old Greenwood, Gray’s Crossing, Sierra Meadows, and Prosser) and Tahoe Donner for 2011 year to date (Jan. 1-Sept. 6).
