Recently Trulia compared the median list price with the median rent on two-bedroom apartments, condominiums, townhouses, lofts and co-ops listed on its website, and compared that to ownership costs including mortgage payments, property taxes and insurance. It determined that buying a home is cheaper than renting in 72% of the largest U.S. cities, led by Miami and Las Vegas. People have to live somewhere, right? And if your credit is shot… Trulia’s CEO stated, “Following the principles of supply and demand, renting has become relatively more expensive than buying in most markets.” RealtyTrac has reported that 2.87 million homes received notices of default, auction or repossession in 2010, while apartment vacancies are at a 2-year low. It is no surprise that the top 10 cities where buying is cheaper are all in Florida, Nevada, Texas, Arizona and California, as, except for Texas, those states were among the five with the highest foreclosure rates in 2010.

Tahoe/Truckee November 2010 Sold Propertes

This chart shows some of the sold properties in and around Truckee and Tahoe for this past month-November 2010. The graph represents single family home sales only and breaks down the sold properties by area. 81 single family homes sold in our MLS last month! This makes 775 sold homes now year to date. Most of the activity last month was in Tahoe Donner with 18 homes selling. 10 homes sold in Glenshire and 10 homes on Lake Tahoe’s North Shore. The most expensive sold home last month was on the North Shore of Lake Tahoe selling for $9.5 million! The least expensive home sold in Glenshire for $210K.
Truckee Real Estate Update

This Truckee real estate report shows sales stats for some of the resort neighborhoods in Truckee including Lahontan, Martis Valley, Old Greenwood, Gray’s Crossing and Timilick. The sales data is for this past month (October 21-November 21, 2010). The information was taken from the Tahoe Sierra MLS.
Lahontan
There has not been too much activity in Lahontan this past month. No homes sold and there are currently no homes in escrow. 16 homes are currently listed and they are all standard sales (no short sales or REOs). Click on the link to view current Lahontan homes for sale.

The average listed price is $662K. 11 of these are short sales and 3 are REOs.

Also, on the North Shore of Lake Tahoe with 12 homes selling. The most expensive sold home last month was on the North Shore of Lake Tahoe selling for $3.9 million. The least expensive home was also on the North Shore and it sold for $150K.
