Tahoe Donner Weekly Market Update

December 22, 2008

Winter in Tahoe Donner
Tahoe Donner sales have remained fairly consistent the last few months. 4 homes sold this past week in Tahoe Donner. All 4 homes were in the $400k-$900K range. The average days on market was 56 days (down from the average of 160 days last week).  The average list to sales price was 93% but 3 of the homes sold for 99% of their original listed price. 3 homes went under contract. 1 of these homes was being sold as a short sale after being listed for 518 days. There are now 9 Tahoe Donner Homes under contract. 5 new homes came on the market this week and there are now a total of 143 single family active homes in Tahoe Donner. The absorption rate is around 6% and there is almost 16 months of inventory remaining.

Winter has arrived in Truckee! Tahoe Donner sales have slowed a bit. 2 homes sold in Tahoe Donner this week. 1 home sold for $944,000 and the other home sold for $1,125,000. The average days on market was 160 days, and the average list to sales price was 85%.  2 homes went pending. 1 home was a short sale listed for $460,000 and the other was listed for $1,089,000. There are currently 11 homes under contract in Tahoe Donner. 2 new homes and 1 condo came on the market this week.  There are currently 145 single family homes in Tahoe Donner. The absorption rate is about 7.5% and there is around 13 months of inventory remaining.
