Northstar-at-Tahoe

Northstar-at-Tahoe is the happening place in the Truckee Tahoe area right now.  This year round resort community is located off of Highway 267 in between Truckee and Lake Tahoe. Properties here range from $800,000 to over $6 million.  Condo prices start at $400,000 to $3,400,000. Amenities at Northstar include: 18 hole golf course, driving range, cross country ski center, downhill skiing, swimming pools, sauna, spas, weight room, tennis courts, equestrian center, conference center, restaurants and shops. Northstar property owners have the option to purchase a membership with the Tahoe Mountain Club.

The Highlands is in the process of being built and properties here will be available as whole or shared ownerships. The Ritz-Carlton is Tahoe’s first 5 star resort and just opened in December 2009.

Median & Average Home Sale Prices 2004-2009

The following graphs compare median and average home sale prices for the years 2004-2009. The first graph shows numbers for the Truckee area and Donner Lake. Quarterly Sales Graphs 2004-2009

These graphs show sold properties broken down by area and by quarter. The first graph shows properties sold for each quarter from 2004-2009. The areas included are: Truckee, Donner Lake, Martis Valley and Lahontan. This graph shows improved numbers for almost every quarter in 2oo9 – especially the 4th quarter with 82 homes selling! The second graph is for properties selling in Tahoe Donner only and also shows improved numbers for each quarter. The last graph shows sold properties in Northstar with the biggest jump in home sales in the 3rd quarter for 2009. Click on the images below for enlarged versions of the graphs.

Alpine Meadows, Northstar, & Squaw Valley Avg. $/Sq. Ft.

The following graph shows the average price/sq. ft. for homes sold in some of the ski resort locations in Truckee. The numbers compare sold prices in Alpine Meadows, Northstar and Squaw Valley for 2004 – 2009. According to this graph, homes that sold in 2009 in Apine Meadows sold for around what they were in 2004. Squaw Valley prices are close to what they were in 2005-2006. And Northstar homes are below what they were selling for in 2004. It’s a great time to buy property in the area!

Truckee Area Sales Stats 4th Quarter 2009

The following graphs show some of the market numbers for Truckee, Donner Lake, Martis Valley, and Northstar. These are also for the 4th Quarter 2009 (October 1-December 31). The first graph shows current active single family homes listed in those areas (178 homes). The marjority of homes listed is in the $399K and under price range (37 homes). There are 26 homes listed in the $400K-$499K range and 33 in the $1.5 mil. and over price range. The second chart shows sold properties during the 4th Quarter of 2009 (84 homes). The most activity is in the $499K and under price range with 25 properties selling under $399K and 23 properties selling in the $400K-$499K range. There have also been 5 properties that have sold for $1.5 mil. and over.
