Truckee Neighborhoods

Truckee is a small ski town located 100 miles east of Sacramento, CA and 30 miles west of Reno, NV. It is located 13 miles from beautiful Lake Tahoe. Truckee has a population of almost 14,000 full time residents and is becoming a popular vacation spot.

Truckee has just about every activity you can think of for year round fun. There are over ten golf courses in the area at locations including Old Greenwood, Coyote Moon, Ponderosa, Tahoe Donner, Northstar, and Tahoe Donner. A few ski resorts within minutes of town include Northstar-at-Tahoe, Squaw Valley USA, Sugarbowl, Donner Ski Ranch, Alpine Meadows, Boreal, Soda Springs, and Tahoe Donner. Boating and fishing at Donner Lake is a great pastime in the Summer. There are countless mountain biking and hiking trails in the area with breathtaking scenery. Also around town are activities including tennis, cross-country skiing, ice hockey, a skate board park, and rock climbing at Donner Summit. Truckee is a great place to come for vacation and an even better place to live full time!

Tahoe Donner Weekly Market Update

Sales have slowed down a bit in the Tahoe Donner market this past week, but there is still some activity. 2 homes sold this past week in Tahoe Donner. One home sold for full price at $616,000 and was listed for only 29 days. The other home was originally listed for $824,000 and sold for $799,000. This one was on the market for 87 days. 5 new homes went under contract this last week - 3 in the $400K range, 1 in the $700K range, and 1 over $1 million. There are now 13 homes under contract in Tahoe Donner. For new listings this week - 4 homes, 2 condos and one shared ownership came on the market. There are currently 159 single family homes listed in Tahoe Donner and 24 condos. This puts the absorption rate at about 8% and there is about 1 year of inventory remaining.

New Martis Camp Ski Lift

Exciting news for Northstar and Martis Camp! There has been much talk of the new private ski lift from Martis Camp to Northstar. This new Martis Camp Express lift is now in the ground. The quad chairlift takes only four minutes to get to the top of the mountain. Three advanced ski runs have been extended into Martis Camp and a new intermediate trail has been added as well. Tahoe Donner Weekly Market Update

5 homes in Tahoe Donner sold this past week. 2 were in the $500K-$600K range and the other 3 were over $1.2 million. The average days on market was 127 days and the average list to sales price was 90%. The average sold price was $1,032,100. 5 homes went pending this week - 1 in the $400K range, 3 in the $700K range, and 1 over $1 million. 1 of these properties was a bank owned property, and 1 property was only on the market 6 days before it went under contract. There are now 14 homes that are under contract in Tahoe Donner. 9 new homes and 4 condos came on the market in Tahoe Donner this week. There are now 161 single family homes listed and 24 condos. The absorption rate is currently at about 9% and there is almost a year’s worth of inventory remaining.

The sales activity in Tahoe Donner has continued this past week. 2 homes and 1 condo went into escrow. The condo was listed for $435K, 1 home was listed for $616K, and 1 was listed for $369K. There are currently 16 homes and 2 condos under contract in Tahoe Donner. There were quite a few new listings this past week - 10 new homes and 2 new condo listings. All new listing were in the $400K-$900K range. There are currently 162 single family homes listed in Tahoe Donner. 5 homes sold this week - 1 for $490K, 1 for $515K, 1 for $610K, 1 for $690K, and 1 for $765K. The average days on market was 51 days (down significantly from past months) and the average list to sales price was 96%. The absorption rate is now around 10% and there is about 10 months of inventory remaining.
