Tahoe Donner Home for Sale

10 Tahoe Donner homes have sold so far this month (June 1-21, 2011). This makes a total of 76 single family home sales in Tahoe Donner for 2011. This is number is about the same as last year’s number of home sales for the same dates (80 homes sold in Tahoe Donner during 1/1/10-6/21/10). 2 of the sold homes last month were REOs and 1 was a short sale. The rest were standard sales. The average days on market was 120 days. The average sold price was $529,368 and the median was $433,944.

The inventory in Tahoe Donner is increasing! There are currently 154 active single family homes listed in Tahoe Donner. 23 of these are short sales and 4 are REOs. 34 Tahoe Donner homes are in escrow. The absorption rate is currently 22% and there is about 4 1/2 months supply of inventory remaining (6 months is considered a “normal” market). Glenshire Acreage Sold Homes

This graph reflects sold properties in Glenshire over the past 5 years. The sold homes are divided by acreage – under .5 acres, .51-1.5 acres, and 1.51 acres and over. The numbers reflect the average price/sq. ft. for each year (2006-2011) for the dates January 1-June 1. The numbers shown are for all areas in Glenshire except for Juniper Hills.

This Truckee real estate report shows sales stats for some of the resort neighborhoods in Truckee including Lahontan, Martis Valley, Old Greenwood, Gray’s Crossing and Timilick. The sales data represents home sales for 2011 year to date (January 1-June 1, 2011). The information was taken from the Tahoe Sierra MLS.

Lahontan
4 Lahontan homes have sold so far this year. All were standard sales (not short sales or REOs). They were on the market an average of 188 days. The average sold price was $1.425 million. 1 home is pending and there are 23 single family homes listed. Click on the link to view current Lahontan homes for sale.

Martis Camp
There have been no home sales that have been recorded in our MLS for 2011. 2 are currently in escrow and there are 6 Martis Camp homes for sale.

Old Greenwood
1 home sold in Old Greenwood so far this year. It was a standard sale that was on the market for just 2 days and sold for $2.275 million. There are no homes in escrow. There are 5 Old Greenwood homes for sale.

Gray’s Crossing
5 homes have sold in Gray’s Crossing in 2011. 2 were REOs, 2 were short sales and 1 was a standard sale. The homes were on the market an average of 281 days. The average sale price was $759,060. There are not any homes in escrow.  Click on the link to view current Gray’s Crossing Homes for Sale.

No homes have sold in Timilick so far for 2011. There are no homes in escrow. 1 Timlick home is currently for sale.

The real estate statistics listed below are broken down by area. The information represents sales for the month of May 2011.

Glenshire (including Glenshire, Devonshire, Sierra Bluffs, Elkhorn Ridge, Juniper Creek, & Juniper Hills)
11 Glenshire homes sold last month. 3 were REOs, 3 were short sales and the rest were standard sales. The lowest priced home sold for $200K and the highest price was $620K. The homes were on the market an average of just 85 days. There are currently 13 homes in escrow. 48 single family homes are listed in Glenshire. The average listed price is $773,302. 16 of these are short sales and 2 are REOs.

Donner Lake
2 homes sold at Donner Lake last month. 1 sold for $180K and the other sold for $550K. They were both standard sales. The average days on market was 119. 5 homes are under contract at Donner Lake. There are currently 33 single family homes listed. The average list price is $1.1 million. Click on the link to view current Donner Lake homes for sale.

Prosser
1 home sold in Prosser in May. The home was bank owned, on the market for just 33 days and sold for $264K. 1 home is in escrow in Prosser. 15 homes are listed. 3 are short sales and the rest are standard sales.

Sierra Meadows/Ponderosa Palisades (also includes Ponderosa Meadows, Ponderosa Ranch & Pinyon Creek)
2 homes sold here last month. 1 sold for $240K and the other for $312K. They were on the market an average of just 20 days. One was an REO and the other was a standard sale. 9 homes are pending in Sierra Meadows. There are 22 homes remaining on the market.

Tahoe Donner Market Update

The lowest priced home that has sold so far this year sold for $230K and the highest priced home sold for $1.2 million. The average home sale price so far this year is $539,955 and the median price is $510K. The average days on market is 105 days. 7 short sales and 8 REOs have sold in Tahoe Donner year to date. 21 Tahoe Donner homes are in escrow. 92 homes and 20 condos are listed. The absorption rate is currently 23% and there is about 4 1/2 months supply of inventory remaining (6 months is considered a “normal” market). The Truckee real estate market is continuing to see more sales for short sales and REOs. The following graphs compare real estate sales for single family homes that were short sales compared to REOs and standard sales. All graphs represent single family homes in Donner Lake, Lahontan, Martis Camp, Truckee and Tahoe Donner. The numbers in white represent the number of home sales each month for each category.

The first graph shows the average original list to sales price for single family home sales for short sales, REOs, and standard sales. The second graph shows the average days on market for home sales for the same 3 categories – short sales, REOs and standard sales.
