60 homes sold in Tahoe Donner for the 3rd quarter of 2010 (July 1-September 30). The following charts show the break down of the price banding for the sold homes and current active homes. The first shows current active homes. There are currently 170 single family homes listed in Tahoe Donner. The majority of the homes listed are in the $400-$599K range. The second chart shows sold homes. The majority of home sales was in the same price range – $400K-$599K and under $399K.

Alpine, Squaw & Northstar 3rd Quarter Graphs

The following graphs show some real estate market numbers for local ski resort areas. The graphs display sold properties for single family homes in 2005-2010.
The first graph shows the number of sold homes for the third quarter for each year. The number of sold homes in Squaw has gone up the most with 6 homes selling in the 3rd quarter of this year.
The second graph compares the average price/sq. ft. for homes sold in the first quarter for each year. The average in Northstar went up a little from last year. The average price/sq. ft. for home sales in Squaw Valley and Alpine Meadows are lower than last year.

Weekly Tahoe Donner Update

5 homes in Tahoe Donner went pending last week. The homes were listed at $339,950, $420K, $440K, $499,900, and $579K. There are now 29 Tahoe Donner homes in escrow. 5 homes sold in Tahoe Donner las week. The sold prices were $265K, $424,500, $470K, $505K, and $950K. The average original list to sales price was 92% and the average days on market was 68 days. 10 new homes came on the market last week. There are currently 167 active single family homes listed in Tahoe Donner. The absorption rate in Tahoe Donner is now around 17% and there is about 5.75 months supply of inventory remaining (6 months is considered a “normal” market). Truckee Real Estate Activity

The following chart shows some of the sales activity for the Truckee area this past week (September 19-25, 2010). The information was taken from the Tahoe Sierra Board of Realtors. The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.
Tahoe Donner Update

Still lots of activity with the real estate market in Tahoe Donner. Another 4 homes sold last week. This makes a total of 140 single family homes that have now sold in Tahoe Donner this year! The homes that sold last week sold for $560K, $605K, $647K, and $770K. The average original list to sales price was 95% and the average days on market was 65 days. 5 homes went pending last week. There are now 33 Tahoe Donner homes in escrow. 11 new homes came on the market last week to make a total of 164 active homes on the market. The absorption rate in Tahoe Donner is now around 20% and there is just under 5 months supply of inventory remaining (6 months is considered a “normal” market).
