The following chart shows some of the sales activity for the Truckee area this past week (August 8-14, 2010). The information was taken from the Tahoe Sierra Board of Realtors. The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.
Weekly Tahoe Donner Market Update
August 7, 2010
10 new homes came on the market in Tahoe Donner last week. There are now 165 active single family homes listed. There are currently 16 Tahoe Donner Short Sales and 6 Tahoe Donner REOs. 8 homes went pending last week. There are now 33 Tahoe Donner homes in escrow. 2 homes sold last week in Tahoe Donner. The homes sold for $306K and $375K. The average days on market was 84 days and the average original list to sales price was 98%. The absorption rate in Tahoe Donner is now around 20% and there is about 5 months of inventory remaining (6 months is considered a “normal” market). The real estate market is looking good in Tahoe Donner!

Tahoe/Truckee July 2010 Sold Propertes

Homes are selling in the Tahoe area! Another 69 single family homes sold last month. There have now been 443 homes that have sold in the Tahoe/Truckee area for the year 2010!
For July 2010, the most activity was on the North Shore of Lake Tahoe with 15 homes selling. Next was Tahoe Donner with 13 homes selling. The most expensive home was in Squaw Valley and it sold for $4,850,000. The least expensive home that sold last month was on the North Shore of Lake Tahoe for $150K.
