Weekly Tahoe Donner Market Update

We are seeing quite a bit of activity with home sales in Tahoe Donner. 6 more homes sold last week! The sale prices were $345K, $440K, $504K, $555K, $585K, and $775K. One home was a bank owned property and the rest were standard sales. The homes were on the market an average of just 26 days and the average original list to sales price was 93%. 6 homes went pending last week to make a total of 33 Tahoe Donner homes now in escrow. 4 new homes came on the market in Tahoe Donner last week. There are now 161 active single family homes listed. The absorption rate in Tahoe Donner is now around 20% and there is 4.8 months supply of inventory remaining (6 months is considered a “normal” market). The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

Another 5 homes sold in Tahoe Donner last week. The sold prices were $295K, $475K, $480K, $525K, and $710K. The homes were on the market an average of 46 days and the average original list to sales price was 96%. A total of 114 single family homes have sold in Tahoe Donner so far for 2010. 11 homes went into contract last week! 37 Tahoe Donner homes are now in escrow. 4 new homes came on the market last week to make a total of 162 active single family homes listed in Tahoe Donner. The absorption rate in Tahoe Donner is now around 22% and there is about 4 months of inventory remaining (6 months is considered a “normal” market). Homes are selling in Tahoe Donner! Another 3 homes sold just last week. This makes 107 homes that have sold so far this year! The homes that sold last week sold for $428K, $465K, and $675K. They were on the market an average of 75 days and the average original list price to sales price was 92%. 6 homes went pending last week. This makes a total of 36 Tahoe Donner homes that are now under contract! This is the highest number we have seen all year! 7 new homes came on the market last week. This makes a total of 167 active single family homes listed in Tahoe Donner. The absorption rate in Tahoe Donner is now around 22% and there is about 4 1/2 months of inventory remaining (6 months is considered a “normal” market).
