The following chart shows some of the sales activity for the Truckee area this past week (July 11-17, 2010). The information was taken from the Tahoe Sierra Board of Realtors. The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.
Truckee Real Estate 2nd Quarter Graphs

The following graphs show some of the Truckee real estate numbers for the second quarter of 2010 (April 1st – June 30th).
The first graph shows the number of homes sold for the 2nd quarter for 2005-2010. The sold homes are also broken down by area. The second graph shows sold homes by price band and by area for 2010. The third graph shows the average price/sq. ft. for homes sold in 2010 for the second quarter. The last graph shows the number of homes sold for the 2nd quarter of 2010 only.
The information was taken from the Tahoe Sierra Multiple Listing Service and shows numbers for single family homes only. Click on the images below for enlarged versions of the graphs.
Tahoe Donner Weekly Update

20 Tahoe Donner homes are currently under contract! This is one of the highest numbers we have seen in awhile. 9 homes went into contract last week. The homes ranged in price from the $400K range to $700K. 2 homes sold last week in Tahoe Donner – 1 for $490K and 1 for $895K. They were on the market an average of 204 days and the average original list to sales price was 90%. 93 homes have sold in Tahoe Donner now year to date. 6 new homes came on the market last week. There are now 155 single family homes listed. The absorption rate in Tahoe Donner is now around 13% and there is about 7 1/2 months of inventory remaining (6 months is considered a “normal” market). Weekly Tahoe Donner Market Update

There are some great new properties on the market in Tahoe Donner. 18 new homes came on the market just last week! There are now 152 active single family homes in Tahoe Donner. 3 homes went under contract last week. 16 Tahoe Donner homes are now in escrow. 5 homes sold last week. The sold prices were $349,900, $475K, $505K, $530K, and $718K. The homes were on the market an average of just 33 days! This shows that the well priced homes are going quickly! The average original list to sales price was 96%. The absorption rate in Tahoe Donner is now around 11% and there is about 9 1/2 months of inventory remaining (6 months is considered a “normal” market).
