4 more homes went into contract this past week. All 4 homes were in the $500K price range. 21 Tahoe Donner homes are now in escrow! 2 homes sold last week in Tahoe Donner – 1 for $650K and 1 for $885K. The homes were on the market an average of 82 days and the average original list to sales price was 96%. 9 new homes came on the market in Tahoe Donner last week. 125 single family homes are now listed in this neighborhood! Inventory continues to go up each week (up from 119 last week). The absorption rate in Tahoe Donner is currently around 17% and there is about 6 months of inventory remaining (this is considered a “normal” market). The following chart shows some of the sales activity for the Truckee area this past week (June 6-12, 2010). The information was taken from the Tahoe Sierra Board of Realtors. The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

2 homes sold in Tahoe Donner last week. The homes sold for $465K and $545K and were on the market an average of just 18 days. The average original list to sales price for each property was 95%. 76 single family homes have sold in Tahoe Donner now in 2010. 6 homes (ranging in price from $300K-$800K) went under contract last week. 19 Tahoe Donner homes are now in escrow. 5 new homes came on the market last week. There are now 119 single family homes listed in Tahoe Donner. The absorption rate in Tahoe Donner is currently around 16% and there is about 6 months of inventory remaining (this is considered a “normal” market). Tahoe/Truckee May 2010 Sold Propertes

The following graph shows some of the sold properties in and around Truckee and Lake Tahoe for May 2010. The graph represents single family home sales only and breaks down the sold properties by area. 52 single family homes sold during the month of May 2010. There have been 293 total homes sold now year to date. Tahoe Donner saw the most activity last month with 14 homes selling in that neighborhood. The most expensive home sold on the North Shore of Lake Tahoe ($2.6 million) and the least expensive home sold in North Lake Tahoe ($225K).
