Weekly Tahoe Donner Market Update

Inventory is continuing to go up in Tahoe Donner with 16 more homes coming on the market last week. There are now 122 single family homes listed. 5 homes went pending last week. The listed prices were $349,900, $500K, $629K, $749K, and $1,050K. 16 Tahoe Donner homes are now in escrow. 1 of these is a short sale and the rest are standard sales. 2 homes sold in Tahoe Donner last week. The homes sold for $510K and $690K and were on the market an average of just 17 days. The average original list to sales price was 91%. The absorption rate in Tahoe Donner is currently around 13% and there is about 7 1/2 months of inventory remaining (a “normal” market is around 6 months of inventory). The following chart shows some of the sales activity for the Truckee area this past week (May 23-29, 2010). The information was taken from the Tahoe Sierra Board of Realtors. The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

There are now 16 Tahoe Donner homes in escrow. 2 homes sold last week – 1 for $357K and 1 for $625K. The homes were on the market an average of just 60 days and the average original list to sales price was 91%. The absorption rate in Tahoe Donner is currently around 15% and there is about 6 1/2 months of inventory remaining (a “normal” market is around 6 months of inventory).
