The graphs below show single family homes sales for Tahoe Donner for the past 5 years. The sold properties are broken down by price band and reflect sold properties for the dates January 1-April 30 for 2005-2010. The first graph shows sales data for each year on one graph and the following graphs break down the data by year. Tahoe Donner Update

5 more homes sold in Tahoe Donner last week. The sold prices were $360K, $370K, $580K, $690K, and $730K. The homes were on the market an average of 88 days. The average original list to sales price was 90% and 1 home sold for above its asking price. 1 property was a short sale. 3 homes went into escrow last week – 1 listed for $359K, 1 for $689,900, and 1 for $875K. There are now 14 Tahoe Donner homes under contract. 4 new homes came on the market in Tahoe Donner last week. There are now 85 homes listed. The absorption rate in Tahoe Donner is currently around 16% and there is about 6 months of inventory remaining (a “normal” market is around 6 months of inventory). Truckee Real Estate Weekly Sales Update

The following chart shows some of the sales activity for the Truckee area this past week (April 18-24, 2010). The information was taken from the Tahoe Sierra Board of Realtors. The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

Weekly Tahoe Donner Market Update

4 homes sold in Tahoe Donner last week. The sold prices were $278K, $474K, $543,500, and $890K. The average days on market was 94 days and the average original list to sales price was 94%. These were all standard sales (not REOs or short sales). 53 single family homes have now sold in Tahoe Donner this year. 1 home went into escrow last week. 16 Tahoe Donner homes are now in escrow. 8 new homes came on the market last week to make a total of 86 single family homes listed in Tahoe Donner. The absorption rate in Tahoe Donner is currently around 19% and there is just over 5 months of inventory remaining (a “normal” market is around 6 months of inventory).
