3 homes sold in Tahoe Donner last week. The sold prices were $419,500, $425K, and $640K. The average original list to sales price was 92% and the average days on market was 140 days. 32 single family homes have sold in Tahoe Donner so far for 2010. 7 homes went into contract last week. 36 Tahoe Donner homes are now in escrow. This is a fabulous number for Tahoe Donner! 3 new homes came on the market last week. 73 single family homes are now listed in Tahoe Donner which is still fairly low inventory for this neighborhood. The absorption rate in Tahoe Donner is currently around 49% and there is just under 2 months of inventory remaining (a “normal” market is around 6 months of inventory). The following chart shows some of the sales activity for the Truckee area this past week (March 21-27, 2010). The information was taken from the Tahoe Sierra Board of Realtors.
The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

6 more homes went into escrow last week. 32 Tahoe Donner homes are now under contract! This is one of the largest numbers we have seen in a long time. Of the homes that recently went into escrow, 3 were in the $300K-$600K range, 2 in the $800K-$900K range and 1 was listed for $1,299K. 3 homes sold last week in Tahoe Donner – 2 in the $300K range and 1 for $625K. The average days on market was just 54 days (fairly low number) and the average original list to sales price was 98% (very good number). 6 new homes came on the market in Tahoe Donner last week. There are now 76 single family homes listed which is a very low number for this neighborhood. Homes seem to be selling as quickly as they are coming on the market! The absorption rate in Tahoe Donner is currently around 42% and there is just under 2 1/2 months of inventory remaining (a “normal” market is around 6 months of inventory). Homes are selling in Tahoe Donner! 13 homes went under contract just last week. There are now 29 Tahoe Donner homes in escrow. This is one of the largest numbers we have seen in months! Of the recent homes that went pending, 2 were in the $300K range, 2 in the $400K range, 2 in the $500K range, 1 in the $600K range, 2 in the $700K, and 1 for $1.485 million. Just 1 home sold last week in Tahoe Donner. It was originally listed for $799,750, on the market for just 3 days and sold for $775K. These well priced homes are going quickly! 3 new homes came on the market in Tahoe Donner last week. There are now 76 single family homes listed which is a very low number for Tahoe Donner. The absorption rate in Tahoe Donner is currently around 38% and there is about 2 1/2 months of inventory remaining.
