Weekly Truckee Real Estate Update

The following chart shows some of the sales activity for the Truckee area this past week (January 31 – February 6, 2010). The information was taken from the Tahoe Sierra Board of Realtors.
The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

The following graph shows some of the sold properties in and around Truckee for January 2010. The graph represents single family home sales only and breaks down the sold properties by area. The majority of home sales was on the North Shore of Lake Tahoe with 10 homes selling. There were also 9 homes in Tahoe Donner and 9 homes in Sierra Meadows/Prosser that sold. The most expensive home sold in North Shore Lake Tahoe, and the least expensive home sold in North Shore Lake Tahoe.

5 homes sold in Tahoe Donner last week! There have now been 9 homes that have sold in 2010 in Tahoe Donner. The sold prices were $279K, $325K, $382K, $478K and $750K. They were on the market an average of 34 days and the average original list to sales price was 84%. 4 homes went pending to make a total of 19 Tahoe Donner homes under contract. 2 new homes came on the market in Tahoe Donner last week. There are now 74 homes listed which is the lowest number we have seen in a long time. The absorption rate is now around 26% and there is approximately 4 months of inventory remaining.
