Weekly Truckee Real Estate Update

The following chart shows some of the sales activity for the Truckee area this past week (February 7-13, 2010). The information was taken from the Tahoe Sierra Board of Realtors.
The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

Black Tie and Tails Event at the Ritz

The Second Annual Event of the Black Tie and Tails is taking place tomorrow night at the Ritz Carlton. This is a great event to help support the Humane Society in Truckee.
Median & Average Home Sale Prices 2004-2009

The following graphs compare median and average home sale prices for the years 2004-2009. The first graph shows numbers for the Truckee area and Donner Lake. The second graph shows numbers for Tahoe Donner and the last graph for Northstar. Click on the images below for enlarged versions of the graphs.



Quarterly Sales Graphs 2004-2009

These graphs show sold properties broken down by area and by quarter. The first graph shows properties sold for each quarter from 2004-2009. The areas included are: Truckee, Donner Lake, Martis Valley and Lahontan. This graph shows improved numbers for almost every quarter in 2oo9 – especially the 4th quarter with 82 homes selling! The second graph is for properties selling in Tahoe Donner only and also shows improved numbers for each quarter. The last graph shows sold properties in Northstar with the biggest jump in home sales in the 3rd quarter for 2009. Click on the images below for enlarged versions of the graphs.



Tahoe Donner Weekly Market Update
February 7, 2010
4 homes sold in Tahoe Donner last week (January 31-February 6, 2010). 3 homes were in the $400K-$500K range and 1 was in the $800K price range. The average days on market was 124 and the average original list to sales price was 95% (good number!). 4 homes went pending last week (all in the $500K-$600K range). There are now 15 Tahoe Donner homes under contract. 8 new homes came on the market last week. 79 single family homes are now listed in Tahoe Donner.
