Tahoe Donner Active & Sold Homes 4th Quarter 2009

There were quite a few more homes that sold in the last quarter of 2009 (October 1 – December 31). 80 single family homes sold in Tahoe Donner to make a total of 227 for the entire year. The following charts show the break down of the price banding for the sold homes and current active homes. The first shows current active homes. There are currently only 75 single family homes listed in Tahoe Donner. The majority of the homes listed are in the $600K-$849K range and in the $1 million – $1.5 million range. The second chart shows sold homes. This shows the most activity is with homes in the $700K – $849K price range.

Tahoe Donner Weekly Market Update

Inventory in Tahoe Donner is currently very low! There are only 75 active single family homes listed. 3 new homes came on the market last week. 7 Tahoe Donner homes went pending - 2 in the $300K range, 2 in the $400K range, 1 in the $800K and 3 over $1 mil. There are now 20 homes in escrow! 1 home sold in Tahoe Donner last week. It was originally listed for $420K, on the market for 104 days and sold for $400K (95% of original listed price). We are continuing to see a fair amount of activity with home sales in the Truckee area. The following chart shows some of the sales activity for the Truckee area this past week (January 2 -9, 2010). The information was taken from the Tahoe Sierra Board of Realtors.

The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area.
