Tahoe Donner Weekly Market Update

The inventory is still quite low for Tahoe Donner and we are still seeing some activity with home sales. 2 more homes went under contract this week – 1 listed in the $600K range and 1 listed in the $700K range. There is now a total of 20 Tahoe Donner homes in escrow. No homes sold this past week in Tahoe Donner. 1 new home came on the market. There are now 76 single family homes listed. Weekly Truckee Real Estate Update

The following chart shows some of the sales activity for the Truckee area this past week (January 10-16, 2010). The information was taken from the Tahoe Sierra Board of Realtors.
The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

Alpine Meadows, Northstar, & Squaw Valley Avg. $/Sq. Ft.

The following graph shows the average price/sq. ft. for homes sold in some of the ski resort locations in Truckee. The numbers compare sold prices in Alpine Meadows, Northstar and Squaw Valley for 2004 – 2009. According to this graph, homes that sold in 2009 in Apine Meadows sold for around what they were in 2004. Squaw Valley prices are close to what they were in 2005-2006. And Northstar homes are below what they were selling for in 2004. It’s a great time to buy property in the area!

Alpine Meadows, Squaw & Lake Tahoe 4th Quarter Sales Stats

These charts show sales stats for the 4th Quarter 2009 for Alpine Meadows, Squaw Valley, and Lake Tahoe (North Shore, West Shore & Tahoe City). The data is for the dates October 1 – December 31, 2009. The first chart shows current active single family homes (227 total). The majority of homes listed in this area are in the $1.5 mil. and over price range. The second chart shows sold single family homes in the 4th Quarter 2009 (93 total). Most of the activity with home sales was in the $499K and under price range.

Truckee Area Sales Stats 4th Quarter 2009

The following graphs show some of the market numbers for Truckee, Donner Lake, Martis Valley, and Northstar. These are also for the 4th Quarter 2009 (October 1-December 31). The first graph shows current active single family homes listed in those areas (178 homes). The marjority of homes listed is in the $399K and under price range (37 homes). There are 26 homes listed in the $400K-$499K range and 33 in the $1.5 mil. and over price range. The second chart shows sold properties during the 4th Quarter of 2009 (84 homes). The most activity is in the $499K and under price range with 25 properties selling under $399K and 23 properties selling in the $400K-$499K range. There have also been 5 properties that have sold for $1.5 mil. and over.
