The following chart shows some of the sales activity for the Truckee area this past week (January 24-31, 2010). The information was taken from the Tahoe Sierra Board of Realtors.

The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

Tahoe Donner Weekly Market Update

January 24, 2010

copenhagen 2 more homes sold in Tahoe Donner this past week. The sold prices were $375K and $495K. They were on the market an average of 42 days and the average original list to sales price was 91%. 2 homes went pending last week – 1 listed for $499K and 1 listed for $394,900. There are now 20 Tahoe Donner homes under contract. 5 new homes came on the market this past week. There are now 77 single family homes listed in Tahoe Donner which is still fairly low for this neighborhood. The following graph shows some of the sold properties in December 2009. The graph represents single family home sales only and breaks down the sold properties by area. The most homes sold in Tahoe Donner during December. The most expensive home sold in North Shore Lake Tahoe, and the least expensive home sold in Sierra Meadows.

The following graphs show the average price/sq. ft. for homes sold in the past few years. The graphs show numbers for Lake Tahoe’s West Shore; Truckee, Donner Lake, & Martis Valley, Tahoe Donner, Squaw Valley, Northstar, and Lake Tahoe North Shore. Most graphs show that prices are about they were in 2004. It is still a great time to purchase property in the Truckee/Tahoe area!
