Tahoe Donner Weekly Market Update

Another 6 homes sold in Tahoe Donner last week. The sold prices were $305K, $355K, $492,500, $700K, $950K, and $1,040K. The average days on market was 78 days and the average original list to sales price was 89%. 2 more homes went pending – both listed for $499K. There are now 22 Tahoe Donner homes under contract. Just 1 new home came on the market last week. There are now 80 single family homes listed in Tahoe Donner which is still very low inventory. Truckee Real Estate Weekly Update

Still lots of activity with home sales in the Truckee real estate market. The following chart shows some of the sales activity for the Truckee area this past week (December 20-26, 2009). The information was taken from the Tahoe Sierra Board of Realtors.

The first few columns show active listings – number of current homes and condos. The next rows break down the numbers for active single family home listings – how many short sales, REOs, the lowest, highest & average priced home, and the average days all homes have been on the market in that area. The next column shows how many homes are currently pending and the last number shows how many homes sold in that area for this past week.

Tahoe Donner Weekly Market Update

Tahoe Donner homes are selling faster than they are coming on the market! 8 more homes sold this past week. 1 sold for $400K, 1 for $485K, 1 for $525K, 1 for $629,500, 1 for $670K, 1 for $700K, 1 for $775K, and 1 for $1.28 mil.  The average days on market was 135 days and the average original list to sales price was 86%. Just 1 home went pending this past week. There are now 27 homes under contract in Tahoe Donner. The inventory of single family homes listed is still low – just 85 homes! 4 new homes came on the market in Tahoe Donner last week.
