Weekly Market Update for Tahoe Donner

7 more homes went into escrow in Tahoe Donner last week. There are now 34 Tahoe Donner homes under contract! This is one of the largest numbers we have seen all year! 2 homes sold last week. 1 sold for $415K and the other sold for $745K. The average days on market was 84 days and the average original list to sales price was 93%. Just 1 new home came on the market in Tahoe Donner last week. There are currently 106 active single family homes and 24 condos on the market. The current absorption rate around 30% and there is only around 3 months of inventory remaining. Truckee Real Estate Update

Lots of activity still in Tahoe Donner! 8 more homes went into escrow this past week! The properties ranged in price from $300K range to $1.2 mil. There is now a total of 28 Tahoe Donner homes under contract. 6 homes sold last week in Tahoe Donner – 2 in the $300K price range, 2 in the $500K range, 1 in the $700K range and 1 for almost $1 mil. The average days on market was 98 days and the average original list to sales price was 92%. 4 new homes came on the market last week and there is now a total of 115 active single family homes listed in Tahoe Donner. This is one of the lowest number of active homes we have seen for some time. The current absorption rate around 24% and there is just over 4 months of inventory remaining. The number of homes listed in Tahoe Donner has been going down slightly over the past few weeks. Sellers who have had their home on the market are not renewing their listing contracts and many are taking the properties off for the season or to ski lease. Just 1 new home came on the market last week in Tahoe Donner. There are now 124 active single family homes listed in Tahoe Donner (135 were listed last week). 7 homes went under contract this past week. There are now 25 Tahoe Donner homes in escrow! Just 1 home sold last week. It was originally listed for $765K, on the market for 73 days and sold for $760K. The original list to sales price was 99%.
