Another 8 homes sold in Tahoe Donner last week! The homes ranged in price from $249K to $805K. The average days on market was 90 days and the average original list to sales price was 94%. 2 more homes went into escrow to make a total of 34 Tahoe Donner homes under contract. 5 new homes came on the market last week. There are now 141 active single family homes listed in Tahoe Donner. The current absorption rate around 24% and there is about 4 months supply of inventory remaining. These graphs show the average price/sq. ft. for homes sold in each area for the years 2003-2009. The separate areas included are Truckee, Tahoe Donner, North Shore Lake Tahoe, West Shore Lake Tahoe, and Northstar. The following graphs show the number of homes sold on the North Shore and West Shore of Lake Tahoe in 2008 and 2009. The first graph shows that the total number of homes sold in the first three quarters of 2008 was 101 homes. The majority of the homes sold was in the $400K-$499K price range. The second graph shows that the total homes sold year to date in 2009 is 112 homes. The most activity for homes sold this year has been in the $399K range and under. 7 homes sold in Tahoe Donner last week! That makes a total of 163 sold single family homes in Tahoe Donner year to date. Here are the prices of the sold homes from last week: $330K, $355K, $518,500, $535K, $585K, $716K, and $1,275K. The average days on market was just 85 days and the average original list to sales price was 91%. 6 Tahoe Donner homes went under contract last week. There is now a total of 33 homes in escrow. 4 new homes came on the market last week. 137 single family homes are now listed in Tahoe Donner. This makes the current absorption rate around 24% and there is about 4 months supply of inventory remaining.
