There is now a total of 38 Tahoe Donner homes under contract! 3 homes sold during the week of September 20-26, 2009 – 1 for $449,000, 1 for $568,500, and 1 for $1,279,000. The average original list to sales price was 85% and the average days on market was just 32 days. 6 new homes came on the market in Tahoe Donner last week. There are now 158 active single family homes listed in Tahoe Donner. We are seeing higher numbers of homes that are in escrow and selling each week. In our entire MLS there are 210 properties currently under contract! This chart shows some of the sales activity in the Truckee area. The information was taken from our local multiple listing service and is for the dates September 20-26, 2009.

There are now a total of 36 Tahoe Donner homes in escrow. 6 homes sold during the week of September 13-19, 2009. The homes sold for $449,900, $607K, $675K, $700K, $709K, and $839K. The average days on market was 154 days and the average original list to sales price was 88%. 6 new homes came on the market this week and there now a total of 158 active single family homes listed in Tahoe Donner. Tahoe Truckee Average Price Per Square Foot 2008 vs. 2009

Many have been asking “Have we hit bottom yet?” From some of the numbers we have seen, it really depends on which price band you are looking at. According to some market numbers, we see that some price bands are actually going up.

Where are the best deals out there right now? Which price range has seen the most signicant drop and where are the best values? The following charts show the average price/square foot for homes sold in 2008 compared to 2009. The first graph shows numbers for the entire MLS. The second is for homes in Tahoe Donner, third for homes on the North Shore, and last for homes on the West Shore. The charts are broken down by price band for each year.
