Tahoe Donner Real Estate Weekly Update

Not a ton of activity in Tahoe Donner this past week (July 5-11, 2009). 2 homes went pending – both in the $400K range. There are now a total of 25 Tahoe Donner homes under contract! 2 homes sold in Tahoe Donner last week – 1 for $890,900 and the other for $925K. They were on the market an average of 457 days with and the average original list to sales price was 68%. 5 new homes came on the market this past week. There are a total of 171 active single family homes currently listed in Tahoe Donner. There is about 7 months of inventory remaining and the absorption rate is currently around 15%. The following graphs compare Tahoe Donner mid year stats in 2008 compared to 2009.
The first graph shows the change in median and average price in 2008 compared to 2009. Both homes & condos have decreased in their median & average sales prices from 2008 to 2009.
The second graph compares the absorption rates in 2008 compared to 2009. April of 2008 was the same as April of 2009, May improved in 2009, and June was a little bit better in 2008

The following graphs show some of the market numbers from January 1, 2008 – June 30, 2008 compared to the same months in 2009.
The first graph shows the change in median and average price in 2008 compared to 2009. There has been a decrease in both the median & average prices in home & condo sales in 2009 compared to 2008.
The second graph shows the absorption rate (how quickly the inventory is being sold) in 2008 compared to 2009. These numbers show an improvement in the absorption rate for May & June of 2008 versus the same months in 2009.

The New Village at Northstar

Northstar is one of the most exciting developments in the whole Tahoe Basin! Currently under construction is Tahoe’s first 5 Star Resort – the Ritz-Carlton which is expected to open in Winter 2009.
