Tahoe Donner 1st Quarter Sales Stats 2008 vs. 2009

I have personally closed 4 homes in this quarter and can attest to the leverage that is present in negotiating the purchase price on homes these days. Now more than ever is the time to make offers. Not only do we have the declining market ( “where’s the bottom”) factor we also have the traditional selling season here in Truckee coming to its annual slack time. Both of these factors affords an element of “take the offer and get out now.” It would also be in the best interest of any buyer or investor to get what they really like during this period of high quality inventory choices.
The graphs below show first quarter sales statistics for Tahoe Donner in 2008 compared to 2009. The number of homes sold is down 10% compared to this time last year. We have also seen quite a few homes sold in the $400K and under price range this year compared to last. Click on the images below for enlarged versions of the graphs.
Tahoe Donner Weekly Market Update

12 new homes came on the market in Tahoe Donner this past week. There are now a total of 143 active single family homes listed. 4 homes went pending and there are now a total of 18 Tahoe Donner Homes under contract. Of the homes that went pending last week, 3 were listed in the $400K-$500K range, and 1 was listed for $815K. 1 home sold this past week. It was originally listed for $499K, on the market for 425 days, and sold for $315K. The absorption rate in Tahoe Donner is currently 13% and there is approximately 8 months of inventory remaining.
