Tahoe Donner Weekly Market Update

Home sales have remained fairly consistent in Tahoe Donner. 2 homes sold this past week (March 1-7, 2009). 1 was a short sale that was originally listed for $1,199,000 and sold for $795k. The other was originally listed for $429k and sold for $370k. The average days on market was 206 days and the average original list to sales price was 76%. 2 homes went pending in Tahoe Donner this week – 1 in the $400k range and 1 in the $500k range. There are now 19 Tahoe Donner Homes under contract. 6 new homes and 2 condos came on the market this week. There are now 131 active single family homes and 27 condos listed in Tahoe Donner. These charts break down the active listings and sold listings for single family homes in Tahoe Donner for the month of February 2009. The first chart shows the price banding for active homes in Tahoe Donner (130 total). The second chart shows the sold properties in Tahoe Donner by price band (12 total homes sold). Last month we saw most of the activity in the $500k and under price range. This month there is a bit more activity in the $700k – $1 million price range.
