Winter has arrived in Truckee! Tahoe Donner sales have slowed a bit. 2 homes sold in Tahoe Donner this week. 1 home sold for $944,000 and the other home sold for $1,125,000. The average days on market was 160 days, and the average list to sales price was 85%. 2 homes went pending. 1 home was a short sale listed for $460,000 and the other was listed for $1,089,000. There are currently 11 homes under contract in Tahoe Donner. 2 new homes and 1 condo came on the market this week. There are currently 145 single family homes in Tahoe Donner. The absorption rate is about 7.5% and there is around 13 months of inventory remaining.

Bring the young ones for the chance to take a photo with Santa and find out what’s on their Christmas list! Join us for ice skating (bring a can of food for a local Food Bank and skate rentals are free!), gather around fire pits to warm you, listen to carolers from the Truckee Tahoe Community Chorus at Sierra College, try cookie and ornament decorating, holiday shopping deals and much more! December 4th also marks Northstar’s inaugural tree lighting ceremony with lighting of the 35 foot Northstar™ tree and various festivities.

Although Truckee has not been hit too hard with short sales, there are still a few in the area. A short sale is a property that is being sold for less than is owed. The lender agrees to accept less than is owed for the sale. Short sales are often a better route for both the seller and the lender. Homebuyer Tax Credit

The Housing and Economic Recovery Act of 2008 was passed by the House on July 23, 2008. Shortly following the House, the Senate and the President signed the bill. This bill includes a Homebuyer Tax Credit. The credit is in the amount of $7500 that would be available for any qualified purchase between April 9, 2008 and June 30, 2009. The credit is repayable over 15 years (making it, in effect, an interest free loan). Click on the links for more information about this homebuyer tax credit.

4 homes sold this last week in Tahoe Donner. 1 home sold for $400K, 1 for $695K, 1 for $930K, and 1 for $1,025K. The average days on market was 61 days (203 was the average last week), and the average list to sales price was 95%. 2 homes went under contract this week. 1 home was listed for $479K when it went pending (originally listed at $680K and on the market for 305 days), and the other was listed for $389K. There are currently 11 homes pending in Tahoe Donner. 4 new homes & 1 condo came on the market in Tahoe Donner this week. There are now 146 active single family homes & 26 condos listed in Tahoe Donner. The aborption rate is about 7.5% and there is around 13 months of inventory remaining.
