Tahoe Donner Weekly Market Update
November 9, 2008
5 homes in Tahoe Donner sold this past week. 2 were in the $500K-$600K range and the other 3 were over $1.2 million. The average days on market was 127 days and the average list to sales price was 90%. The average sold price was $1,032,100. 5 homes went pending this week – 1 in the $400K range, 3 in the $700K range, and 1 over $1 million. 1 of these properties was a bank owned property, and 1 property was only on the market 6 days before it went under contract. There are now 14 homes that are under contract in Tahoe Donner. 9 new homes and 4 condos came on the market in Tahoe Donner this week. There are now 161 single family homes listed and 24 condos. The absorption rate is currently at about 9% and there is almost a year’s worth of inventory remaining.

The sales activity in Tahoe Donner has continued this past week. 2 homes and 1 condo went into escrow. The condo was listed for $435K, 1 home was listed for $616K, and 1 was listed for $369K. There are currently 16 homes and 2 condos under contract in Tahoe Donner. There were quite a few new listings this past week – 10 new homes and 2 new condo listings. All new listing were in the $400K-$900K range. There are currently 162 single family homes listed in Tahoe Donner. 5 homes sold this week – 1 for $490K, 1 for $515K, 1 for $610K, 1 for $690K, and 1 for $765K. The average days on market was 51 days (down significantly from past months) and the average list to sales price was 96%. The absorption rate is now around 10% and there is about 10 months of inventory remaining.
