Tour de Nez in Truckee

Yesterday, on Thursday June 19, 2008, the Tour de Nez kicked off with the criterium ride in downtown Truckee. The course is just under a mile in distance and winds through the streets of Historic downtown Truckee. The contenstants rode from 6:15 p.m. until 7:30 p.m. Lots of people came out to support the riders yesterday evening and be part of the fun.
Activity in the High End Market

We have seen quite a lot of activity in the upper end of the market in the last few days. In the last 2 days, 5 properties over $1 million have gone into escrow. This is the first time in a long time that we have seen this much activity in the higher end of the market. Currently there are 141 properties in escrow. 41 of these are over $1 million. 16 of them are in Northstar, 5 in Timilick, 3 in Lahontan, 2 in Tahoe Donner, and 3 are lakefront properties. The rest are all over the Truckee/Tahoe area.

Tahoe Donner Weekly Market Update

The inventory is rising in Tahoe Donner. There are currently 166 single family homes on the market. 14 new homes and 2 condos came on the market just this last week. One of the homes is a short sale listed at $249,000. Two of the new listings are already under contract. (See what happens when homes are priced right!) There are 19 homes currently under contract. 6 homes sold since last week. The lowest priced one sold at $395,000 and the highest priced one sold for $860,000. The average days on market was 122 days. It seems like things are starting to pick up quite a bit in Tahoe Donner!

There were 21 homes on the brokers tour this week in Tahoe Donner. There are a few good deals out there and quite a few homes that seemed to be still very overpriced. This is a link to what was, in my opinion, the best deal in Tahoe Donner right now. It has been on the market just over a week, it is listed at $699,000, has a very good floorplan and location and is even being sold furnished!
