Martis Camp – Great Place to Own a 2nd Home!

Truckee and Lake Tahoe real estate have often been listed among some of the best places to live and own homes. Lake Tahoe, California has just been named again in Barron’s Cover as #7 for Best Places for Second Homes. The article was written by Steven M. Sears & Mark Veverka on March 7, 2011. Percentage of Home Sales-Short Sales, REOs or Standard Sales?

Truckee Short Sales & REOs

The number of home sales in our real estate market are slowly becoming more short sales and REOs. These graphs show just how many homes are listed and selling as short sales, REOs and standard sales. The areas included are Truckee, Tahoe Donner, Donner Lake, Lahontan, and Martis Camp.

The first graph shows single family home sales for the first quarter of 2012. 59% of home sales were standard sales, 19% were short sales, and 22% were REOs. The second graphs shows numbers for active single family homes-88% are standard, 7% are short sales, and 5% are REOs.

Truckee Real Estate Graphs-1st Quarter 2012

The following graphs compare real estate sales for single family homes that were short sales compared to REOs and standard sales. All graphs represent single family homes in Donner Lake, Lahontan, Martis Camp, Truckee and Tahoe Donner. The numbers in white represent the number of home sales each month for each category.

These graphs show that the bank owned properties are getting the closest to asking price compared to short sales and standard sales.

The first graph shows the average original list to sales price for single family home sales for short sales, REOs, and standard sales. The second graph shows the average days on market for home sales for the same 3 categories – short sales, REOs and standard sales.

The following chart shows some of the real estate sales data for Lake Tahoe and Truckee for February 2012. The graph represents single family home sales only and breaks down the sold properties by area. Most of the home sales activity this month has been in Tahoe Donner with 14 homes selling. 10 homes sold in Lake Tahoe’s North Shore. The most expensive sold home was in Martis Valley for $2,850,000.

The information was taken from the Tahoe Sierra Multiple Listing Service and is for the dates of February 1-February 29, 2012.

The most expensive sold home was in Lake Tahoe’s North Shore for $1 million.
