Tahoe/Truckee Real Estate Sales 2011

The following chart shows some of the real estate sales data for Lake Tahoe and Truckee for 2011. The graph represents single family home sales only and breaks down the sold properties by area. Most of the home sales activity this year has been in Tahoe Donner with 212 homes selling. The most expensive sold home sold year to date was on Lake Tahoe’s West Shore for $6.4 million.

The information was taken from the Tahoe Sierra Multiple Listing Service and is for the dates of January 1-December 31, 2011.

Tahoe Donner Average $/Sq. Ft. for Homes Sold 2005-2011

This graph shows what homes sales have done in Tahoe Donner over the past 6 years (2005-2011). The average price/sq. ft. for home sales has continued to go down and is currently at the lowest it has been for the past 6 years. The average price/sq. foot for home sales in 2011 for single family homes in Tahoe Donner was $252.26. This shows that now is a great time to buy a home if you are in the market!

Truckee Real Estate Update

This graph represents sales stats for year end numbers for the past 6 years (2005-2011). The areas represented are Alpine Meadows, Squaw Valley and Northstar. The graph shows average price/square foot and number of homes sold for single family homes sold each year.

The average price/square foot of home sales has gone down in Squaw Valley and Northstar this past year compared to 2010. Alpine Meadows saw a slight dip but stayed close to the same number in 2011. The number of homes sold in Northstar this past year went way up compared to years past. 29 single family homes sold in Northstar. This is the largest number we have seen in the past 6 years!

The following chart shows some of the real estate sales data for Lake Tahoe and Truckee for 2011 year to date (January 1-December 9, 2011). The graph represents single family home sales only and breaks down the sold properties by area. Most of the home sales activity this year has been in Tahoe Donner with 200 homes selling. 108 homes sold in Lake Tahoe’s North Shore. The most expensive sold home sold year to date was on Lake Tahoe’s West Shore for $6.4 million.

Although Truckee has not been hit too hard with short sales and REOs (compared to other markets), we are starting to see more sales for short sales and REOs. The following graphs compare real estate sales for single family homes that were short sales compared to REOs and standard sales. All graphs represent single family homes in Donner Lake, Lahontan, Martis Camp, Truckee and Tahoe Donner. The numbers in white represent the number of home sales each month for each category.

The first graph shows the average original list to sales price for single family home sales for short sales, REOs, and standard sales. The second graph shows the average days on market for home sales for the same 3 categories – short sales, REOs and standard sales.

What Percentage Are Short Sales, REOs or Standard Sales?

Truckee Short Sales & REOs

As with most real estate markets, the Truckee real estate market has seen a growing number in short sales and REOs over the past few years. But how many of the homes that are selling are short sales or REOs and how many are standard?

The following graphs represent single family home sales in the first quarter for the entire Truckee area (Truckee, Tahoe Donner, Donner Lake, Lahontan, and Martis Camp). The first graph shows numbers in 2010 – 57% of home sales were standard sales, 21% were short sales, and 22% were REOs. The second graphs shows numbers for 2011 (1/1/11-12/9/11) – 57% were standard, 21% were short sales, and 22% were REOs. (These percentages are the exact same in 2010 as in 2011). The last graph shows the percentages of single family homes currently on the market – 85% are standard, 9% are short sales, and 6% are REOs.

Truckee Real Estate Market Numbers

This graph shows real estate sales for Truckee during the 3rd quarter. The numbers represent single family home sales in Truckee including Martis Camp, Northstar and Donner Lake for the dates July 1 – September 30. The years represented are 2005-2011. The most dramatic change in 2011 is the number of homes selling in the $399K and under range. We have not seen so many in past years!
